Cost of Construction in Kenya – How to Save at Different Stages
· Foundation
The foundation of a house is one of the most important aspects that guarantees a successful build. The foundation will cost just about 20% of the cost of construction and you should strive to get this right because mistakes at this level are hard to rectify.
The foundation not only bears the load of the house and offer strong support against earth quakes and tremors, but it also separates the structure from underground moisture.
Another major consideration for the foundation is the terrain of the land, where sloped land presents more challenges to be overcome than flat terrain.
The type of soil will also determine the kind of foundation used. For example black cotton soil must all be scooped out until rock level. Red soil is considered the easiest to work with. The soil will determine the depth of the trenches dug as well as the kind of re-enforcement to be used.
· Roof
This is yet another major cost of a construction project. The main factors that affect the cost of roofing are the pitch of the roof, the materials, prevailing weather conditions and the design of the roof.
You can save some money here by going for a simple, uncomplicated roof design. Ensure that your roof is also low pitch. Steep roofs use more material and are more complicated and expensive to install. Flat roofs on the other hand are an added slab that also requires very elaborate and expensive water proofing.
· Walls
You will be constructing both your interior and exterior walls. For your external walls, consider the kind of stone you will use.
Bush hammered stone tends to be more expensive that machine cut stone. Stabilized soil blocks are also a more effective approach for your walls. Ready-made expanded polystyrene blocks can also cost less but it is important to get a costing so that you can compare and ascertain the exact savings you can make.
For internal walls, one of the best approaches is to reduce the need for walls in the first place by going for an open plan design.
You can easily replace perimeter walls with thick plant hedges that are cheaper and very attractive when well maintained.
· Interior Finishes
This is where the rubber meets the road when it comes to construction and related costs. Wall treatment, flooring options, ceiling finishes as well choice of cabinetry and bathrooms finishes will affect the final cost of construction. Stick to your budget but insist on quality workmanship.
· Exterior Finishes
Simple low maintenance exteriors are the best. There are a lot of options in terms of textured paint which can be paired with raw stone that requires little added work on it. Take advantage of nature and use plants and flowers to create a stunning external finish.
Cost of Construction in Kenya – Lower Cost High Quality
Keep in mind that material sourcing and usage is key in a successful construction project. Bulk purchases from the right supply will guarantee better prices. Proper utilization of materials to avoid wastage is just as important. Consider creative recycling of materials especially when it comes to interior and exterior design.

The standard cost of building currently is between KES 25,000 – KES 35,000 per square meter, according to the latest published rated from the Institute of Quantity Surveyors of Kenya, depending on finishes and location of the project. For a four bedroom house of say 120m2, that would cost between 3M-4.2M using these rates.

So if you do a very simple wall with a shallow foundation, short wall, with no coping blocks on top and no columns to try to bring down the cost to about KES 6,000 per square meter. The final decision will depend on what exactly you want.

That translates to 8,400 running meters. You are looking at an approximate cost of 67.2M to 100.8M. Its a huge financial undertaking but those are the figures you are looking at.

A lot more goes into costing and that is where you need to engage a team of professionals to guide you. You need a design in place, both architectural and structural, a site visit to establish the parameters on ground and finally a Quantity Surveyor to give you a detailed Bill of Quantities.

A 5 bedroom house would be around 180M2. With a construction of cost of say 30,000 per square meter, you need a budget of about 5.4M. For them perimeter fence for a 50*100, budget another 700k or so. Keep in mind you need to factor in some amount for architectural services, other professional services as well as getting approvals from the county.

When measuring plinth/build-up area of a maisonette to estimate the cost of construction, is it necessary to include areas such as the front/back porch & cantilevered balconies? Also, if such areas are included, is the entire plinth size considered or just a portion like say 50% considering that balconies & porches don’t have full walls? Kindly advise.

We usually give our construction cost not on the plinth dimension but on the square footage of house. Those are not necessarily the same. If you have a good number of balconies, terraces and porches then yes, you can calculate the construction cost of those separately and the rate would be different from say a room. We usually make reference to the Construction Cost Handbook that is provided by the Institute of Quantity Surveyors of Kenya and it does stipulate different rates for different spaces, including porches and balconies, depending on how they are designed (are they fully enclosed or half walled).

What you need to do it make up your mind on how much you need to fence based on the prevailing circumstances, get architectural drawings for the perimeter wall and get them approved by the county council. Now that you have plans in place, it would be best to get a BQ from a Quantity Surveyor. That way you will get a more detailed break down of the construction cost. It is hard for one to estimate cost of foundation based on a description.

For a 4 bedroom house plan of say 150M2, it would cost about 5.4M. Keep in mind there are many factors that affect the cost of construction and the rate given is pretty comprehensive. The location of the project will also affect the cost.
you need about 60%-70% to do the structure, that would be about 3M-3.7M. You definitely need more but do not be discouraged. Start with what you have. You can work on the ground floor and a bit of upper level walling then finish it slowly as you get more funds. The important thing is to start with what you have.

This is with simple finishes. If you build a 5 bedroom house of about 200M2, it would cost approximately 7.2M.
The structure of the house would be about 60%-70% (4.3M-5M) of your budget with the remaining 30-40% (2.1M-2.9M)going to finishes. Keep in mind you need another budget for professional services to get the architectural, structural drawings etc. over and above the construction budget.

I have an eighth of an acre and want to put up a storied apartment of two bed roomed houses per floor to rent out. I am not financially endowed but have access to a loan of up to 5M. The apartments are to be relatively decent but modest (not expensive in terms of construction costs). I plan it to be a phased project considering my ability to finance. For example, I have 4M for first phase (ground floor and slab) after which I expect tenants to move in as I plan for phase 2 which shall entail 1st floor with slab and on and on.
Now to my questions:
1. Will 4 M be sufficient to do the first floor? I will want it to be as modest as possible and at least four 2-bed roomed houses per floor.
2. What is the maximum number of 2 bed-roomed houses can I put per floor while maintaining modesty and decency.
3. How high can 1 go, in terms of no. of floors, to maximize on the plot without needing to install an elevator?

On an eight acre piece of land you can put up a great apartment. You can be able to comfortably build 4 2 bedroom units per floor. You can build a maximum of 6 floors, beyond 6 you will be required to install a lift. A comfortable 2 bedroom apartment would be about 70M2.

The rate usually used when it comes to fencing is KES 10,000-15,000 per running meter. A 40*80 piece of land is approximately 70M all around.
Using the rate given, the estimate cost of construction would therefore be between KES 700k-1.05M. The cost varies depending on the depth of the foundation (based on site conditions) the height of the wall, the number of columns used/spacing of columns and finishes/design of the wall.
