This is a compact 4 Bedroom home design that can fit in a small piece of land. It provides you with all the space you need for comfortable living without taking up too much land. We will discuss the land requirements shortly.

The living room setup us semi open plan with a fire place, perfect if you are building in a colder environment. This allows the whole house to warm up easily.

Description of the Lillie 4 Bedroom House Plan

This house plan has a covered front porch. The cover is provided by the balcony on the first floor.
From the front porch you come into the entrance lobby.

On one side you have the lounge that has a fire place. This is perfect for cold environments as we said earlier. The open plan nature ensures that the fire place distributes warmth to the whole house.

You have some big sliding doors that open towards the front yard. For a large property  the sliding doors can open toward another direction to take advantage of your outdoors.

The kitchen and the dining room are seated side by side at the back in an open plan set up. You have a kitchen island between these 2 rooms that is perfect for an intimate eating place – thing high bar stools around the island.

You have an en-suite guest bedroom that can also be used as a DSQ. You also have a cloak room tucked privately next to the stair case that serves the ground floor.

Land Requirements for the Lillie 4 Bedroom House Plan

The plinth dimension of the house is 10M by 19M. With that dimension, this plan is suitable for an eighth acre piece of land but can also squeeze into a 40*80.

Sizes and Spaces

The total area of this exquisite house plan is a total of 198M² with 19M² of balcony and terrace space.

The top floor has a total of 116M² with 9M² of balcony space and the ground floor has a total of 82M² with 10M² of balcony space.

Construction Cost

The cost of construction for this house is approximately 7.4 million. We use the construction cost hand book to estimate the cost of construction. This is a handbook that is provided and updated every year by the Institute of Quantity Surveyors of Kenya.

This is a good rate to have in mind but always remember there are a lot of factors that affect the cost of construction in different parts of the country.
