How much would a 4 bedroom contemporary house plans cost?

Is constructing a flat roof designed house more expensive than the ordinary roofing designs?

  On the issue of the flat roof, it would definitely cost more to have a flat roof. It is basically another slab that requires very good water proofing and everything. On the other hand, the flat roof opens up a whole lot of space on the roof top. You will end up with a whole new floor that you can put to good use. There are many creative things that can be done on the flat roof, making it well worth every penny you spend on
  it.

  Hi Julie,
  The standard cost of building currently is between KES 25,000 – KES 35,000 per square meter, according to the latest published rates from the Institute of Quantity Surveyors of Kenya, depending on finishes and location of the project. The total area of this house plan is 216M2 so the cost of construction would be anywhere between 5.4M to 7.56M. With your budget of 4M you can do it. It only needs some proper planning and cost saving tips to get you there.

  Indeed you can make great savings by sourcing materials for yourself. Your choice of finishes will also go a long way in determining the final cost of construction. The exact savings you can make will totally depend on material sourcing and usage and well as choice of finishes.

  Although your piece of land is on the small side, we can definitely come up with a design that fits within the 50*30 but there will be limited space around it. The other thing to consider is the county regulations where you are located in terms of space requirements around the house.
