This Supreme 4 Bedroom House Plan is yet another simple but truly elegant 4 Bedroom Maisonette. There is a big demand for simple but elegant house plans that allow the average family who are working with a limited budget build a home that they are proud of.

The Supreme 4 Bedroom House Plan – Description

A nice patio leads to the entrance of the spacious living room with adjoin dining area. The dining area has access to a patio big enough to set up an outdoor eating area.

The house plan provides a spacious kitchen with a lot of high and low level cabinets. Outside the kitchen, you have a kitchen yard with a laundry area.

The bedroom downstairs is spacious and en suite with walk-in closets. A guest cloak room is provided downstairs, conveniently tucked away right before the bedroom.

The house plan has 2 car ports.

The master bedroom has a front and back balcony while the two other bedroom upstairs has access to the back balcony.

Sizes and Spaces

The total size of the house is 162m2, offering a ground floor area of 90M2 and an upper floor area of 62M2 and an additional 10M2 of balcony space.

The overall plinth dimensions is 11meters by 10.1meters

Land Requirements for the Supreme 4 Bedroom House Plan

This design is perfectly suited to fit on an eighth of an acre piece of land but it can be squeezed into a 40*80 piece of land, leaving minimal space around the house.

Hi David,
I have an eighth acre and am stuck between starting the project or waiting until I get more funds. But I have come across your plan and I have liked the above plan. I would like to build the exact house you have shown above i.e. a 4 bed masionette 2 ensuit. But am stuck because currently I have only 2m, Please tell me if its possible to do the following with 2m: 1. do excavation 2.lay foundation 3.construct ground floor 4 put slab and then first floor 4. do roofing 5. do windows and doors and last do electrical work and plumbing. Then the following to come later i.e finishing when I get some more funds: 1.do plastering 2. do tiling 3. do sanitary ware 4. do cabinets 5. painting etc. I shall highly appreciate

  The standard cost of building currently is between KES 25,000 – KES 35,000 per square meter, according to the latest published rated from the Institute of Quantity Surveyors of Kenya, depending on finishes and location of the project. The Supreme 4 bedroom house plans is a total of 152M2. Using the rate given, you can estimate the cost of construction to be between 3.8M-5.32M.
  
  We can further breakdown the cost for the 2 floors as follows:
  Ground floor – 90M2 – 2.25M-3.15M
  Upper floor – 62M2 – 1.55M-2.17M
  
  Given your budget of 2M to begin with, my suggestion would you that you target to work floor by floor. In my estimation, you will be able to put up the 1st floor structure, cast the slab for the upper floor and probably do a bit of walling for the upper floor within your 2M initial budget.
  
  Keep in mind that you will also need to put aside some cash for professional services.

  Using bricks can be a good way to bring the cost of construction down. However, please note that walling is not expensive as such. The main cost goes to foundation, slab and finishes. Do not expect a major cost decrease. You also need to get good quality bricks that will give your building the structural integrity in needs.

Dear David,

We bought an eight of an acre with my sister and need to build 2 maisonettes on the land. I require a four bedroom house and she requires a 3 bedroom house. Can this work on the land if we work with having an adjoining wall? What would you charge for preparing plans for us for both houses? Further what are your charges for supervisory work done during construction? Any complete projects which someone can view?

  Your idea is very viable but it must be approached with a lot of tact to fit the 2 house plans in the said piece of land as well as get approvals from the county government. The 2 house plans must appear as 1 big house.

  The standard cost of building currently is between KES 25,000 – KES 35,000 per square meter, according to the latest published rated from the Institute of Quantity Surveyors of Kenya, depending on finishes and location of the project. Using this rate, if you build a house of say 120M2, it would cost you between 3M and 4.2M. Keep in mind there are many factors that affect the cost of construction and the rate given is pretty comprehensive. The location of the project will also affect the cost.
  
  The structure itself, without finishes would take about 60% of the cost of construction. The construction cost would then depend on the total area of each floor. These are the simple guidelines I can give you on your specific questions on cost of construction.

  For us to create room for an attic, we will need to change the pitch of the roof. A laundry area is already provided outside. We can cover than up and incorporate a surface for ironing. I have a budget of about 5M to construct a 4 bedroom maisonette in Kitengela on a 50 by 100 plot. I like the plans I have seen on your website. If I were to spend the 5M for all the cost involved in the construction project (purchase of plans, necessary approvals, actual construction, professional cost etc) what plans options would you recommend. Kindly, an estimate of cost breakdown would be helpful. Also note that I am NOT for basic finishes as they cheapen the house. Do you have finished projects you can recommend I visit in Kitengela or its surroundings.

  When it comes to finishes, your budget dictates what you can get. If you want high end finishes, then you really have to invest at that level. Finishes are one of the biggest determinants of your construction cost.
