The 4 Bedroom Kenani Mid House is ideal for a quarter acre piece of land, leaving you enough room for the outdoors. The total area of this exquisite house plan is a total of 319 square meters, 177 square meters on the ground floor and 142 square meters on the upper floor.
The plinth dimension of the house is 18.6M by 13.5M.

I would like to know the cost of constructing a simple 4 bedroom bungalow. Three bedroom be enough to accommodate two beds can share the same washroom, living room and dining room can share same space (no partion).

The standard cost of building currently is between KES 25,000 – KES 35,000 per square meter, according to the latest published rated from the Institute of Quantity Surveyors of Kenya, depending on finishes and location of the project. This house plan is 319 M2 , therefore using these figures, the estimate cost of construction is between 7.975M-11.165M depending on the finishes used. Keep in mind that a lot of factors affect the cost of construction.

I have a budget of ksh 4M and I want a duplex smaller in size but of similar design. Is it possible?
Hi Felix,
The standard cost of building currently is approximately KES 36,000 per square meter, according to the latest published rated from the Institute of Quantity Surveyors of Kenya, depending on finishes and location of the project. Using this rate, if you build a simple house of say 150M2, it would cost you approximately 5.4M. Keep in mind there are many factors that affect the cost of construction and the rate given is pretty comprehensive.
You can still scale the house a bit but you may need to bump up your budget. 4M is a very very good place to start. Don’t let that discourage you. Start with that and go as far as you can. You can work on what is left slowly when you get more funds.
