The Baraka contemporary house plan is a spacious all en suite house plan, with 1 bedroom down stairs and the other 3 bedrooms located upstairs.
A front entrance porch takes to large lounge that has a nice ornate fire place as the focal point. The lounge is nice and spacious.
On the other side of the lounge you have a guest bedroom, a bathroom that serves the guest bedroom as well as your guests and the staircase.
The dining room and the kitchen are located at the back seated side by side.
The kitchen is large in size with an island, a pantry and a laundry room tucked right at the corner. You can exit the kitchen on to the back porch.
The stairs leads you to the top floor of the house, which is divided into 2
One half features 2 en-suite bedrooms, very spacious and equal in size. The back bedroom has a spacious balcony to the back of the house
The master bedroom occupies the other half. We always take time to make sure that the master bedroom is a perfect haven in size and amenities
This master has a walk in closet that leads to a spacious bathroom. The master bedroom has a spacious balcony to the front of the house.

In the latest version building and construction cost hand book by Institute of quantity surveyors (2019/2020), the rates have been revised up.
The average rate of construction is now about 35,000 shillings per square meter. You can therefore budget to spend approximately 6.5M to build this house which is 185M2

For a flat roof, all that you need is proper construction and proper water proofing. There will be drains to drain the water out just like you would on a balcony.

The standard cost of building currently is about KES 35,000 per square meter, according to the latest published rated from the Institute of Quantity Surveyors of Kenya, depending on finishes and location of the project. If you build a house of say 185M2 and using the rates given, the estimated cost of construction will be approximately 6.475M depending on the finishes used. Keep in mind that a lot of factors affect the cost of construction, including your location.

The changes you have suggested can definitely be done. We can definitely do that for you. However, those are huge changes. Adding a family room and study upstairs means that you have that much more additional space downstairs. When you expand upstairs, downstairs has to also expand by the same space. Then adding a DSQ. So the final outcome will be a whole new design but we can make it similar in style to the Baraka House Plan.

If you are talking about mirroring the house, that can be done. Basically flipping the floor plan.
The design is perfect but cant it be modified to include a drawing/Study room on first floor without affectint the size of the master bed room.

Can this be constructed using EPS Panels? Would it come with BOQ factoring in the same?

Yes, it can build using EPS for sure. For a BOQ the drawings (architectural and structural) must be submitted to the EPS company for them to come up with the BOQ. It is a specialized construction with its own intricacies.

40*80 translates to 12.5M by 24M and this plan has a plinth of 12.3M by 11.3M. While this plan is best suited for an 1/8th acre, it can definitely fit in a 40*80. You will limited space on each side of the house but it will fit. We can also adjust the house down a little to make it smaller, giving it a better fit. 64ftby 80Ft translates to 19.5M*24.3M. The foot print of the Baraka house plan is 12.3M*11.3M. From the dimensions, you can easily build this house and be left with more that adequate space to part three cars. No problem at all.

I have been very interested in this plan for a long time now. Great design. Just am enquiry, with a tight budget, can it be built in phases? How would the cost be for completing the ground flour and doing the upper floor interior later? What are the cost for the plan also?

The house can definitely be build in phases. The cost of each phase is best broken down in a Bill of Quantities done by a Quantity Surveyor (QS), based on exactly how you want to phase the construction and the amount of money you have.
