In this article, we take a look at The Zuri 4 Bedroom Bungalow House Plan, in our house plans in Kenya series. This simple, well designed and well laid out 4 bungalow design is a great for a family home. All the rooms provide adequate living space in a comfortable setup.
The front entrance door brings you into a lobby. The entrance lobby filters easily into different part of the house.
Right ahead, you have a spacious living room on one side and on the other side you have the dining room and the kitchen.
From the living room, you have huge double doors that lead to an outside terrace that is semi covered with a pergola.
Between the dining room and the kitchen, you have a cozy breakfast nook. The breakfast nook is a small and intimate space that allows your family to enjoy family meals without the fuss of setting up and using the dining area.
The dining area comes in handy for more formal meal times, great when you have guests and for special occasions.
From the lobby, we have the shared visitor’s half bathroom, easily accessible to your guest while offering good privacy.
On one side of the lobby we have an en suite guest bedroom. The guest bedroom will also work very well for your live in domestic worker.
On the other side of the lobby you have 2 bedrooms, equal in size and large enough to fit 2 single beds with sufficient closet space provided.
The master bedroom in this 4 bedroom bungalow house plan is located at the back, giving it maximum privacy. The master bedroom is of good size, with its own private bathroom.

The Zuri 4 Bedroom Bungalow House Plan – Sizes and Spaces
The total size of this bungalow house is 146M2 with a plinth dimension of 12M by 14.4M.
This house design can sit on a 50 feet by 100 feet piece of land, that is an 1/8th acre. You will be left with enough space on both sides, on the front and the back for your landscaping, parking and play areas.
Using a standard rate of about 35,000 shillings per square meter as per guidelines provided in the Quantity Surveyors Building construction cost hand book, 2019/2020 edition, you can budget about of about 5.11M for the construction cost of this 4 bedroom house design.

What would be the minimum cost to build such a house, get in and do the finishing later because of the budget (just a skeleton with windows and doors. Plastering, paint and wiring can be done later ).

The standard cost of building currently is about 36,000 per square meter, according to the latest published rated from the Institute of Quantity Surveyors of Kenya, depending on finishes and location of the project.
The Zuri 4 Bedroom – Total Size 146M2 – Estimate cost of construction using the rates above – 5.265M. The shell of the house will cost you about 75% of the total budget, so about so about 4M.
