The Econ Three Bedroom Bungalow House Plan is exactly the house plan you need for a budget friendly yet well thought through house.
Here are three good reasons why this house plan works.
- Functionality – You have exactly the space you need – no frill, no excesses. All the rooms are sized big enough to work well. The 2 smaller bedrooms can fit 2 beds with enough space in between. Even with its compact design, this house design offers a master en suite bedroom and a separate dining area.
- Budget Friendly – The size of the house makes it affordable to build. It has a total of 100M2. You are free to select the finishes that fit well within your budget.
- Compact – The plan has been designed to fit in a small parcel of land, 40M*60M. This works well when you have a small piece of land or when you want to use as little land as possible and put the remaining land to other uses.
These are the exact features that you are looking for either for your first home or an upcountry home.
The house features a welcoming front porch that ushers you into the living room. A dining room lies right opposite the living room, open plan format.
A decent sized kitchen is provided. Outside the kitchen you have a kitchen yard as well as dhobi area for all your cleaning needs.
The two bedrooms are spacious, enough to fit 2 beds. A separate bathroom is shared by the 2 bedroom and it also easily accessible to your guests. The shower cubicle and the toilet are separated for convenience.
The Master Bedroom (En Suite) is tucked away at the corner of the house. This maximizes on privacy.

Hi David
Love the houses-thanks for sharing your ideas. The Econ House versus the Budget 3 B/R house.. that’s where am currently stuck at. Both look quite nice.. a fireplace in either one would have ended my mental debate.
As the floor plans are the same, would it be possible to convert either into 2 bedrooms both ensuite, with M/BR sacrificing some space to accommodate a pouch? That would also leave some room for a visitors loo and a pantry.. that there would be a pretty nice retirement home..
Any of these ideas possible? And, if so, what would the approx cost of building such a unit be? The plot of land (three joint 40×80 plots) is in a place called Tola, Ngoigwa area off Thika Road.
Many thanks!
