A beautiful covered, semi enclosed front porch brings you to the inside of this home. Inside you have a spacious lounge.

On one side of the lounge, you have the adjoining dining room in an open plan setup. You have enough space in these 2 rooms for all your furniture and circulation

Next to the dining room you have a spacious kitchen with a walk-in pantry. A kitchen island separates your dining room and kitchen, providing a nice breakfast nook area.

From the kitchen and the dining room, you have doors that take you to a side terrace. The front terrace and side terrace are great outdoor spaces that overlook your gardens.

On the other side of the lounge, you have 2 bedrooms. These bedrooms are nice and spacious to host 2 people in each bedroom easily.

The 2 bedrooms are separated by a bathroom. Each bedroom has a door leading to the shared bathroom. This is what we can a Jack and Jill arrangement. It allowed each bedroom to operate as an en-suite bedroom.

Towards the back you have the staircase and the visitors cloak room – very private.

The top floor of this home design is completely dedicated to the master en – suite bedroom. This works very well for home owners who want complete privacy.

Sized and Spaces – The Lulu 3 Bedroom House Plan

The total size of the house is 152m2, offering a ground floor area of 107M2 and an upper floor area of 45M2. The overall plinth dimension is 10.9 meters by 14.9 meters .

This design is perfectly suited to fit on an eighth of an acre piece of land but it can be squeezed into a 40*80 piece of land, leaving minimal space around the house.

Construction Cost

The cost of construction for this house is approximately 6M. We use the construction cost hand book to estimate the cost of construction. This is a handbook that is provided and updated every year by the Institute of Quantity Surveyors of Kenya.

This is a good rate to have in mind but always remember there are a lot of factors that affect the cost of construction in different parts of the country.
