The Birika Villas – The Design and Planning of a Gated Community

The Birika villas estate project sits on a 5-acre piece of land located in Isinya. On the 5 acres, you have 34 detached 4-bedroom homes.

Each unit is seated on a 1/8^th acre with a live fence around it. Of course, the entire gated community has a perimeter wall around it with 1 designated entrance gate. There is a gate house for the guards that also houses a bathroom to serve them as well as any other workers in the estate.

Right at the main entrance, some space has been set aside for a small commercial space to provide a few outlets where residents can buy essential groceries and get some essential services.

A play area has also been set up at the entrance, where children can safely play and enjoy some outdoor time. Keep in mind that each house has a big enough compound for children to play. The playground is just additional shared play space.

The gated community estate is well served with wide roads as well as paved walk ways. Residents have more than enough parking in their own individual space as well as more than enough road side parking that can serve visitors.

Total area of each house is 153M² for the main house. The ground level is a total of 83M² and the upper level is a total of 70M². Additionally, each bedroom upstairs has its own balcony which gives a total of 31M² of balcony spaces.
